Pattaya Property prices rising

For now, the quiet seaside town of Rayong is probably known as much, perhaps not always fairly, for pollution as it is for property. However, its flourishing real estate market is starting to grab investors' attention.

Over the last three years, returns have certainly been impressive. In older buildings, prices for some condo units originally acquired in non-performing asset sales have already doubled.

On Mae Ram Phueng Beach, a 36 sq m studio unit at the towering V.I.P. Condominium that was marketed in 2005 for 500,000 baht now carries a 900,000 baht price tag. After refurbishment, a 70 sq m one-bedroom unit has shot up from one million to 2.5 million baht.

Rayong a popular area less than 30 minutes from Pattaya has become a favourate retirement destination in Chonburi over the last few years. Jomtien has always been one of the best places to retire, however as prices in Jomtien have escalated more people are looking at Rayong as a retirement destination as property prices are only now taking off where as Jomtien is already a much more mature property market where the prices ranges are going skyward with the latest development planned being the Ocean One property development in Jomtien.

Ocean One will place a new face on the Pattaya or for that matter the Jomtien market with its current prices ranging in the 250,000 Baht a square meter for condominium space. Rayong on the other hand is taking off as it is not seen as a tourist destination and away from the busy streets of Pattaya. The first real major investor in Rayong has been Vilailux Development Co Ltd which is expanding its 1.7-billion-baht Phuphatara project of luxury residences and a five-star hotel at Mae Pim Cape. Further to this development, it has been reported than an Indian company has just snapped up a 30-rai land plot of Mae Ram Phueng Beach, where it is expected to build a hotel. Property being sold in Rayong is currently mainly to Finnish, French and Swedish buyers, especially Swedes, who have a large Swedish community on Mae Pim beach.

It is estimated that investors will appreciate the current 50% undervalue on the property prices in Rayong compared to of Pattaya or Hua Hin. If you need a property lawyer/attorney in Rayong.
